Almaty's Golden Square: buying an apartment in the historic center

The Golden Square is usually described as the blocks between Seifullin, Gogol and Kaldayakov streets and Abay Avenue. Over 80% of the housing here is older stock, from 1930s buildings to Khrushchev-era blocks, with Panfilov Park, the Arbat and three metro stations nearby. It's the center for living on foot, but every building needs its own check: age and past remodeling decide everything here.

Where the Golden Square boundaries are

The classic description: Seifullin and Kaldayakov streets to the west and east, Gogol Street to the north, Abay Avenue to the south. Agents and sellers stretch the name to neighboring blocks because it sells.

Administratively the square is split between Medeu and Almaly districts. For a purchase this matters only in the documents and when choosing a public school by catchment.

Who lives in the center and why

People choose the center when they don't want to depend on a car: work, theaters, cafes and parks are all within walking distance. Residents include native Almaty families in apartments their parents received, young professionals renting, and people in creative fields.

Older buyers like the high ceilings and thick walls of Stalin-era buildings. Young families often leave because of courtyards without parking and a shortage of playgrounds.

What housing there is and what it costs

Most buildings date from the 1930s–1960s: Stalinkas (Stalin-era buildings) with ceilings of about 3 meters, and Khrushchevkas (Khrushchev-era blocks). There are few new buildings; they go up one at a time on the sites of demolished ones.

There is no fresh separate data for the area. In 2019 Krisha put the price here at 550,000–600,000 ₸ per m², 60% above the city average. Today the average asking price across Almaty is about 800,000 ₸ per m². If even part of that premium has held, the guide comes out at roughly 1.1–1.3 million ₸ per m². That's my estimate, not statistics: an apartment needing renovation and a well-renovated one in the same building can differ by half again in price.

Transport, parking and amenities

It's the only area on my list with the metro right there: Abay, Almaly and Zhibek Zholy stations. Nearby are the Park of 28 Panfilov Guardsmen, the pedestrian Zhibek Zholy street (the Arbat), the opera and ballet theater, and Central Park on Gogol.

The weak spot is parking. Courtyards of old buildings weren't designed for a car in every family, and in the evening cafe visitors take the spaces. If you need a car, I look for options with a space in a nearby garage from the start.

Seismic risk and the condition of older buildings

The area lies below Abay Avenue, and according to the mayor of Almaty in 2023, this part of the city is in zone 9, while above Abay it's zone 10. That doesn't automatically make an old building safe.

For a building from the 1930s–1950s, what matters is the wall material, the condition of the floors (some old buildings have wooden ones), whether seismic reinforcement was done, and whether neighbors cut into load-bearing walls when remodeling. As a builder, I check this on site, not from photos.

Air and noise

The center is lower on the slope than Samal or Bostandyk, and the air is worse. According to Almaty Air Initiative data for 2025, annual average PM2.5 in Almaly district was 30.9 µg/m³ and in Medeu 25.8. Busy streets add exhaust.

Bars and restaurants are noisy in the evening. An apartment above a bar or facing a busy street takes longer to sell, so factor that in when buying.

The Golden Square for investors

Small apartments in the center rent well: to students, young professionals and tourists. According to OLX data for June 2026, a 1-room apartment in Almaly district rents for 183,000 ₸ a month on average.

Flipping also works here: buy a tired apartment, renovate and sell. I've done that cycle about 15 times, and in older buildings the budget for plumbing and wiring decides the outcome, not the tiles.

What I check in the Golden Square

  • Year of construction, wall and floor materials, seismic reinforcement.
  • Remodeling in the apartment and in neighbors' units, and whether it matches the technical passport.
  • The condition of the risers, wiring and roof.
  • Noise from venues and the street on a Friday evening.
  • Parking and car access.
  • The ownership history: inheritance, shares, minors.

Have an old building checked by a builder

Send me the listing. I'll tell you what the photos show, and at the viewing I'll check the walls, floors, utilities and documents before you put down a deposit.

Questions and answers

What are the boundaries of the Golden Square in Almaty?

It's usually described as the blocks between Seifullin, Gogol and Kaldayakov streets and Abay Avenue. Informally the name is also used for neighboring blocks of the center.

How much does an apartment in the Golden Square cost?

There is no fresh separate data. In 2019 a square meter here was about 60% above the city average, and the average asking price across Almaty in October 2026 is about 800,000 ₸ per m². My estimate for the area is roughly 1.1–1.3 million ₸ per m², with a wide spread depending on the apartment's condition.

Are Stalin-era buildings in Almaty safe in an earthquake?

There's no single answer: a lot depends on the wall material, the floors and whether load-bearing walls were touched during remodeling. Before a purchase I inspect the building and request information on seismic reinforcement.

Is there a metro in the Golden Square?

Yes, Abay, Almaly and Zhibek Zholy stations are nearby. That's a rare advantage in Almaty if you'd rather not drive.

Is buying an apartment in central Almaty to rent out a good idea?

Small apartments in the center rent quickly: a 1-room apartment in Almaly district averaged 183,000 ₸ a month in June 2026 (OLX). The yield depends on the purchase price and the cost of renovating an old building.

Where do you park if you live in the Golden Square?

Courtyards of old buildings have few spaces, especially in the evening. If you need a car every day, look for an apartment with a space in a nearby garage from the start.
