Renting an apartment in Almaty as a foreigner: prices, lease and registration

How much does it cost to rent an apartment in Almaty in 2026?

OLX publishes fresh public data by district. These are average asking prices for a one-bedroom on a long-term lease in June 2026, published in July.

Short-term or long-term rental: which to choose?

If it's your first time in Almaty, I suggest starting short. A month in a nightly or monthly rental gives you time to work out where you'd like to live: the city is big, and traffic and smog feel different from district to district.

Sign a long-term lease of 6–12 months once you've chosen a district and know where work or school will be. Owners are more willing to negotiate when they see a reliable tenant for a year.

Do foreigners renting an apartment need to register?

Yes. Since 1 July 2026, the Rules for the Registration of Immigrants under Ministry of Internal Affairs Order No. 923 of 17.11.2025 have been in force. Registration goes through the Migration Portal information system, and the host confirms it in the app. Visa-free foreigners who come for up to 90 days register no later than 30 days after entry, unless an international agreement says otherwise.

Public sources don't fully spell out what exactly a private landlord has to do and by when. So I check the procedure for your citizenship in advance and agree it with the owner before the lease is signed. Many owners don't know about the new rules, and that's a common source of stress in the first week.

Registration is also needed for later steps: a temporary residence permit, a residence permit under the pilot rules requires housing documents, and a bank may need your address too.

What should a rental agreement in Almaty include?

The lease is made in writing. I rent out four apartments of my own and know where disputes usually arise, so I check these points.

• The owner: the details on the title document match the person signing the lease, or there's a power of attorney
• Rent in tenge, how and when it's paid, and whether it can be raised during the term
• The deposit amount and the conditions for getting it back
• Who pays utilities, internet and OSI (owners' association) fees
• An inventory of furniture and appliances with photos
• The term, conditions for early termination and how many days' notice is needed
• The owner's consent to register a foreign tenant
• Whether pets, children and guests are allowed

What deposit do landlords in Almaty ask for?

There's no single rule; the lease decides. In my experience, the owner most often asks for the first month's rent plus a deposit of about one month's rent. Sometimes foreigners are asked to pay several months in advance.

Hand over the deposit only after the lease is signed, by bank transfer with a payment reference. A handover report with photos of the apartment's condition protects your deposit when you move out far better than any verbal agreement.

How to avoid rental scams in Almaty

The schemes repeat. An apartment in a good complex is noticeably below market, the "owner" is abroad right now and asks for a prepayment to "reserve" it. After the transfer, they vanish.

Another version: the apartment is let by a previous tenant rather than the owner, who sublets it to several people at once. A third: a bait-and-switch, where the photos show one apartment and you find another on site.

• Don't transfer money before a viewing in person or over a live video call
• Check the owner's passport against the title document
• Don't pay to a third party's card
• Be wary if the price is 20–30% below neighbouring listings for no clear reason
• Ask to see utility bills in the owner's name

When it's worth renting with a local agent's support

If you're still abroad, don't know the districts or don't speak Russian, it's easier to have someone on the ground find the apartment and check the owner. That lowers the risk of handing a deposit to a scammer and being left without registration in the first week.
