How to price an apartment before selling

I set the price from closed deals and real demand, not from the most expensive listings in the building. An inflated price in the first weeks scares off the most motivated buyers, and later you have to cut it more than you planned.

The market slowed in 2026: from January to July there were 6.8% fewer deals in Almaty than a year earlier. In these conditions an accurate starting price matters more than it used to.

Getting your apartment ready to sell

I did turnkey renovations for years and sold about 15 apartments after renovating them myself. So I know which spending pays off and which a buyer won't notice.

Small things are usually enough: fix taps and doors, refresh the walls, replace bulbs, clear out extra furniture. I rarely advise a major renovation before a sale.

What documents you need to sell an apartment in Kazakhstan

I'm a lawyer by training and check the documents before the apartment goes on the market, so the deal doesn't fall through at the last minute.

Title document: purchase agreement, deed of gift, shared-construction agreement (DDU) or inheritance certificate
Proof of registered ownership and absence of encumbrances
Notarized spousal consent if the apartment was bought during marriage
Permission from the guardianship authority if an owner or registered resident is a minor
Owners' ID documents and a certificate showing no utility debts

Tax on selling an apartment in Kazakhstan

From 2026, housing bought after January 1, 2026 is exempt from individual income tax (IPN) if you have owned it for at least two years. For apartments bought earlier, the old one-year period still applies. If you sell sooner, IPN is due on the difference between the sale and purchase price.
