Rakhat and Almaty's western foothills: quiet low-rise neighborhoods

Where Rakhat is

The microdistrict sits on the slope above Al-Farabi Avenue in the west of the city and belongs to Nauryzbay district. Landmarks: Kultobe and Asanbai Askarov streets, the First President's Park, the Zhailjau golf club, Miras school.

According to BI Group, their Biography complex in Rakhat is about 7 minutes from the First President's Park and Miras school and 5 minutes from the golf club. I suggest checking your own commute to the center or Esentai at rush hour.

Who chooses Rakhat

Families move here when they want a low-rise building, a car-free courtyard and the mountains nearby, but aren't ready to pay Medeu district prices.

Buyers of private houses and townhouses value the land and the quiet. Listings often call the area green and calm, and that's true as long as the house isn't on a busy street.

What housing Rakhat has

There are few high-rises. Most housing is 3–4 floor complexes, townhouses and private houses on plots. On Kultobe, for example, there are four-story buildings, and BI Group built the low-rise Biography nearby.

According to Krisha.kz, Biography has 3 floors, 92 apartments, 3.45 m ceilings and a monolithic concrete frame; it is completed, with a scheduled handover in Q4 2025. More in the complex's own profile.

How much does housing in Rakhat cost

Average prices in Nauryzbay district are below the city's upper districts. Krisha.kz medians for June 2026: 1-room 24.5 million ₸, 2-room 34 million ₸, 3-room 50 million ₸. The same month, a 3-room apartment in Bostandyk district cost 79.5 million ₸.

New low-rise business-class projects in Rakhat are well above the district average: Biography, for example, is listed from 1.5 million ₸ per m² (Krisha.kz). The range is wide, so I check prices against deals in the specific building.

Commute and amenities

The main route out is onto Al-Farabi and then toward the center through congested stretches. The further west you go, the longer the drive to Esentai and Samal. For a family with one car, that's noticeable.

Nearby are the First President's Park, private schools and local shops. Large malls and hospitals are further away, and some facilities in new neighborhoods are still only promised. I check what's open today versus what's in the brochure.

Air, slope and seismic risk

According to Almaty Air Initiative, annual average PM2.5 in Nauryzbay district in 2025 was 27.1 µg/m³. That's better than the center and almost half the level in Turksib district. Winter smog reaches here too, and locally stoves in private houses affect the air.

Rakhat is on a slope, so for a private house I check the geology, foundation and drainage. For low-rise buildings on a slope, retaining walls and drainage around the garage matter. Seismic requirements in Almaty are equally strict for every foothill district.

Rakhat for investors

The rental market is calmer than in the center: tenants are mostly families. According to OLX data for June 2026, a 1-room apartment in Nauryzbay district rents for 167,000 ₸ a month on average.

Price growth depends on how the roads and amenities in the western foothills get finished. If you buy to resell, I look at how liquid the specific format is: small apartments in low-rise complexes sell faster than large townhouses.

What I check in Rakhat

• The route to work and school in the morning and evening.
• Which amenities are already open.
• For low-rise projects: whether the building falls under the shared-construction law and how your money is protected.
• Geology, drainage and retaining walls on the slope.
• Utilities for a private house: gas, water, sewer.
• Fees for maintaining the courtyard and common areas.
