Homes west of Gagarin Avenue: the new neighborhoods of Bostandyk district

West of Gagarin Avenue, toward Rozybakiev and Navoi streets, Bostandyk district is filling up with new comfort and business-class complexes. Families get more choice at a reasonable price than around Esentai, with MEGA mall and the First President's Park nearby. The key here is telling working amenities from promised ones, and checking the developer.

Where this area is

It's my working name for the Bostandyk district blocks west of Gagarin Avenue, roughly to Rozybakiev and Navoi, from Timiryazev in the north to Al-Farabi and up the slope in the south. There's no official "West of Gagarin" microdistrict, and inside it there are many named microdistricts, such as Orbita.

Landmarks: MEGA mall on Rozybakiev, the First President's Park near Navoi and Al-Farabi, universities and schools along Timiryazev.

Who moves here

The typical buyer is a young family that wants a new building, a closed courtyard and a kindergarten nearby but isn't ready to pay Esentai prices. Many buyers come from other Kazakh cities, choosing Almaty for their children's education and the climate.

Investors come in at the foundation-pit or frame stage, counting on the price rising by completion.

What buildings there are and the price per square meter

Soviet-era microdistricts sit next to new monolithic complexes with parking and car-free courtyards. The new projects are mostly comfort and business class.

There are no separate statistics for the area. For reference: according to Homsters, in September 2026 comfort-class new builds in Almaty averaged 582,000 ₸ per m² and business class 1.02 million ₸. The median asking price for a 2-room apartment in Bostandyk district in June 2026 was 52 million ₸ (Krisha.kz). The price in a specific complex depends on the construction stage, floor and view.

Amenities: what exists and what's promised

Nearby are large malls, private and public schools, and clinics. The First President's Park for walks and sport is a short drive away.

In new neighborhoods, schools and kindergartens are often still "coming". I check whether the facility is in the approved detailed zoning plan and has a plot allocated, not just a picture in the developer's brochure.

Transport and traffic

The main exits are via Rozybakiev, Gagarin, Timiryazev and Al-Farabi. These streets jam in the morning, and the dense new construction adds more cars every year.

A BRT line runs along Timiryazev, and in May 2026 the city discussed moving the bus lanes to the road edges. I always drive the route from the building to work and school on a weekday at 8 a.m. and 6 p.m.

Air quality and seismic risk

According to Almaty Air Initiative, Bostandyk district had the city's lowest annual average PM2.5 in 2025, 22.1 µg/m³. The closer to Al-Farabi and the higher up the slope, the cleaner; near busy streets it's worse.

The area is above Abay Avenue, which means zone 10 according to the city's mayor. For a new build I look at the frame type, number of floors, the design and the expert review, and on the construction site the quality of the concrete and rebar is visible without a lab.

Investing during construction

Buying at the foundation stage gives a discount to ready housing but carries the risk of delay or a freeze. A developer can legally take buyers' money only under a shared-construction agreement (DDU) with a guarantee from the Single Operator (Kazakhstan Housing Company, KZhK) or after the city administration grants permission. Reservations and so-called investment agreements are outside the law.

For rentals the area works well: a 2-room apartment in Bostandyk district rented for 261,000 ₸ a month on average in June 2026 (OLX). Keep in mind that when a large complex is completed, hundreds of apartments hit the market at once, and rents in the first year are lower.

What I check west of Gagarin

  • The construction permit, a standard-form DDU and the Single Operator guarantee.
  • The developer's track record: completed buildings, delays, lawsuits.
  • Construction density and phases: how many more buildings will go up nearby.
  • Schools and kindergartens: open or only planned.
  • The morning and evening commute.
  • The quality of the frame on the construction site.

Check a complex before signing

Send me the name of the complex. I'll check the permits, the Single Operator guarantee and the developer's track record, and tell you what to ask the sales office.

Questions and answers

Which district of Almaty is west of Gagarin Avenue?

Mostly Bostandyk district: the blocks between Gagarin, Rozybakiev and Navoi, from Timiryazev to Al-Farabi. It contains several named microdistricts, with no single official name.

How much does a new build west of Gagarin cost?

There are no separate statistics. Average Almaty new-build prices in September 2026: comfort 582,000 ₸ per m², business 1.02 million ₸ (Homsters). The price in a specific complex depends on the stage, floor and view.

Is it safe to buy an apartment off-plan in Almaty?

There's always some risk. Buy only under a properly registered DDU (shared-construction agreement) with a Single Operator guarantee or akimat permission, and check the developer's track record.

Are there schools in the new complexes west of Gagarin?

Some are open, others only planned. I check whether the school is in the approved detailed zoning plan and has a plot allocated, not just promised in advertising.

What is the air like in Bostandyk district?

According to Almaty Air Initiative data for 2025, it's the city's cleanest district by annual average PM2.5, at 22.1 µg/m³. Readings near busy streets are worse than in courtyards.

Rental demand is good: a 2-room apartment in Bostandyk district averaged 261,000 ₸ a month in June 2026. In the first year after a large complex is completed, rents are lower because of competition from neighbors.
