Almaty's southern belt: Taugul, Baikadamov and nearby neighborhoods

Which neighborhoods make up the southern belt

It isn't an official name; it's my grouping of neighboring locations in the southwest of the city. I include the blocks along Baikadamov and Serkebayev streets, toward Rozybakiev, and the Taugul microdistricts along Suleimenov Street.

Administratively these are different districts: Taugul is in Auezov district, the blocks near Baikadamov and Rozybakiev are in Bostandyk. The boundary runs along streets, so I check a building's district by its address.

Who lives here

Families choose the southern belt when they want a lived-in neighborhood with a school, kindergarten, clinic and shops already nearby.

It also attracts people buying their first large apartment, for whom Samal and Esentai are still too expensive.

What buildings and new projects there are

Most of the housing is Soviet microdistricts and buildings from the 2000s–2010s. New complexes are now appearing between them, including business-class ones with car-free courtyards.

One example is TAUMURA by BI Group at 35 Suleimenov St in Taugul. According to Krisha.kz it has 9 floors and 200 apartments, due for completion in 2027; the developer markets it as business class, while Krisha lists it as comfort class. On Serkebayev, BI Group has announced the Only U project in the business-plus class.

How much does an apartment in the southern belt cost

According to Krisha.kz medians for June 2026, a 3-room apartment cost 48.5 million ₸ in Auezov district and 79.5 million ₸ in Bostandyk. That's a big gap, and part of it comes down to the district boundary itself.

There are no separate statistics for these neighborhoods, so the guide is indicative: about 0.6 million ₸ per m² for comfort-level resale and up to 1 million ₸ in new business-class buildings. Average Almaty new-build prices in September 2026 were 582,000 ₸ per m² for comfort class and 1.02 million ₸ for business class (Homsters).

Amenities and transport

Everyday needs are covered close to home: schools, kindergartens, markets, malls. MEGA mall and the First President's Park are not far.

The main roads are Rozybakiev, Al-Farabi, Sain and Abay. There's no metro in this part of the city; the nearest stations are on Abay Avenue. In the morning the exits onto Al-Farabi and Rozybakiev are congested. In the dense older courtyards it's hard to find a parking space in the evening.

Air quality and seismic risk

According to Almaty Air Initiative data for 2025, annual average PM2.5 was 25.8 µg/m³ in Auezov district and 22.1 in Bostandyk. That's noticeably better than the lower city, where Turksib district recorded 46.8.

Seismic requirements here are as strict as anywhere in Almaty. For an older building I look at the frame type and seismic reinforcement; for a new build, the design, its expert review and the quality of work on site.

The southern belt for investors

Rentals work well here thanks to families and professionals who don't want to pay central prices. According to OLX data for June 2026, a 1-room apartment in Auezov district rents for 178,000 ₸ a month on average and a 3-room for 326,000 ₸.

The entry price is lower than in Medeu and upper Bostandyk, so the percentage yield is usually higher. For resale, the building class matters: on the secondary market a buyer compares a new complex with the old building across the street.

What I check in the southern belt

• The administrative district and the assigned school.
• For a new build: permits, the shared-construction agreement (DDU) and the guarantee from the Single Operator (KZhK).
• How dense the courtyard is and parking in the evening.
• Street crossings for children on the way to school.
• The rush-hour route to work.
• The condition of an older building and its seismic reinforcement.
