What is known about Only U

BI Group describes Only U as a business-plus residential complex focused on privacy and individual comfort. The developer gives Serkebayev Avenue as the address. The plot number, number of buildings, floors and apartments are not published on the project page.

Architecture: clean facades with rounded corners, panoramic windows and corner glazing.

Structure and materials

According to the developer, the frame is monolithic reinforced concrete, walls are aerated block with Acoustic Pro sound insulation, and the facade is aluminum and natural stone. Ceilings are 3–3.3 m, windows and glazing 2.2–3 m high, and the finish is pre-finish.

As a builder, I pay attention to the windows: a three-chamber profile with single-chamber double glazing. For a business-plus project with large glazed areas, that's a modest spec. If the building ends up on a busy street, this glazing keeps out noise and holds heat worse than triple glazing, and it's worth raising before you buy.

Courtyard and shared areas

The developer advertises a car-free courtyard divided into a children's area and a relaxation area, gazebos, outdoor training, video surveillance and a smart access system. Photos of the project are labeled with a gym and a cinema. Lobbies are to an individual design with waiting areas and stroller rooms.

What stage is the project at, and can you pay yet

As of October 26, 2026, the page shows no completion date or prices, and the footer says the information is published to gauge demand, not to raise money. Judging by the page itself, the project has no legal basis yet to take buyers' money at this stage.

Under the shared-construction law, money can be raised under a standard shared-construction agreement (DDU) with a guarantee from the Single Operator, Kazakhstan Housing Company (KZhK), or after the city administration (akimat) grants permission. I don't recommend any reservations, prepaid waiting lists or so-called investment agreements before then.

Who Only U may suit

Judging by the advertised features, the project targets buyers who value high ceilings, large windows and a private courtyard in a city location. A proper assessment will be possible once the floors, number of apartments, prices and documents are known.

For an investor, buying in early usually gives a discount, but only after the Single Operator guarantee appears. Until then, the discount doesn't make up for the risk.

What I'll check when sales begin

• The construction permit and the exact plot address.
• The Single Operator guarantee or akimat permission to raise money.
• The standard DDU and its registration.
• The window and finish specification in the contract, not the brochure.
• Number of floors, density and what's being built nearby.
• Ownership costs: service fees, parking, shared areas.
