Buying an apartment near the Almaty Botanical Garden

The Main Botanical Garden covers more than 100 hectares in Bostandyk district, between Timiryazev Street and Al-Farabi Avenue, next to the Atakent exhibition center and KazNU university. Around it is a mix of Soviet-era buildings, 2000s monolithic blocks and new business-class complexes. The area is green and quiet by city standards, but it has some transport bottlenecks.

Where the Botanical Garden is and what surrounds it

The garden lies between Timiryazev Street to the north and Al-Farabi Avenue to the south, in Bostandyk district. The Atakent exhibition center is next door and the KazNU campus is nearby. I know the Atakent hotel from the inside: in 2010 I spent about a year installing its facade.

After the 2019–2020 reconstruction, funded by Bulat Utemuratov's foundation, the garden has three entrances: from Timiryazev, from Al-Farabi and from the Atakent side. Being next to the garden on a map doesn't mean an easy way in, so I walk the route from the building to the gate myself.

Who lives here

The area has long been home to lecturers and staff from universities and research institutes, and to families who like to walk. In recent years young families have been moving into the new complexes: greenery nearby, and the center and Al-Farabi close by.

Students at KazNU and other universities keep demand for small rental apartments steady.

What buildings there are and the price per square meter

Along Timiryazev and nearby streets there are Soviet-era panel and brick buildings, next to 2000s monolithic blocks and new business-class projects. The price gap between them is large.

There is no precise data for the neighborhood, so the guide is indicative: in 2026 listings I see a range from about 0.9 million ₸ per m² in older buildings to 1.4 million ₸ in new business-class ones. These are asking prices; deals close lower. For reference, the average business-class new build in Almaty in September 2026 was 1.02 million ₸ per m² (Homsters), and the median 3-room apartment in Bostandyk district was 79.5 million ₸ (Krisha.kz, June 2026).

Getting around: BRT, Timiryazev and Al-Farabi

Timiryazev has the city's only full BRT line, with buses running in a dedicated lane in the middle of the road. That's a plus if you use public transport. For drivers it's a minus: the street got narrower and some traffic moved to Al-Farabi.

In May 2026 the traffic department said it was studying moving the bus lanes to the edges and making Timiryazev one-way, with rollout planned for 2027. If a building faces Timiryazev, the traffic layout at its entrance may change.

Amenities and air quality

Nearby are schools, universities, clinics, Atakent with its exhibitions, and shops on Timiryazev and Al-Farabi. The Esentai business corridor is 10 minutes by car outside rush hour.

The air here is among the best in the city: according to Almaty Air Initiative, Bostandyk district had an annual average PM2.5 of 22.1 µg/m³ in 2025, the lowest of any Almaty district. The garden works as a big green lung, but winter smog still reaches the area.

Seismic risk and nearby construction

The area is above Abay Avenue, which puts it in zone 10 according to the city's mayor. For older buildings I check seismic reinforcement and the state of the walls; for new ones, the design documents and the commissioning certificate.

Construction continues around the garden, so today's view doesn't guarantee the view in three years. I check who owns the empty plots nearby and what the detailed zoning plan allows on them.

The Botanical Garden area for investors

Rental demand comes from students, lecturers and families. According to OLX data for June 2026, a 1-room apartment in Bostandyk district rents for 189,000 ₸ a month on average, a 2-room for 261,000 ₸.

Small apartments near the garden pay back better than large ones: demand is wider and the entry price lower. For buying to resell, this area is less volatile than new neighborhoods on the outskirts.

What I check near the Botanical Garden

  • The real walking route to the garden entrance and to school.
  • Getting out of the courtyard given the BRT and possible changes on Timiryazev.
  • What will be built on neighboring plots.
  • The condition of an older building or the paperwork for a new one.
  • Noise from Timiryazev and Al-Farabi in the specific apartment.
  • Fees and how the owners' association (OSI) or management company works.
