Living near Esentai: Almaty's Al-Farabi business corridor for living and renting

Where the Esentai area is

It isn't an official microdistrict. It's a business corridor along Al-Farabi around Esentai Mall and Esentai Tower, where the Esentai River (formerly Vesnovka) crosses the avenue. The boundary between Bostandyk and Medeu districts runs close by, so I confirm a building's district from its address and documents.

To the west the corridor runs toward Nurly Tau and the Botanical Garden, to the east toward Samal, and higher up the slope Remizovka and Gorny Gigant begin.

Who lives in Esentai

Buyers and tenants in Esentai work nearby: at banks, international companies and national companies on Al-Farabi. They want a 10-minute drive to the office and a building with security and parking.

Many expats live here on corporate leases. They choose new, renovated apartments, and the lease is often signed by the employer.

What buildings there are and the price per square meter

The housing here is mostly new: monolithic business and elite-class buildings, plus some complexes with serviced apartments. There is almost no older stock.

No precise statistics are published for the corridor. According to Homsters, in September 2026 business-class new builds in Almaty averaged 1.02 million ₸ per m² and elite class 1.61 million ₸. Buildings right next to Esentai Mall are listed above the elite average, so treat the range as a guide and look at prices and recent deals in the specific building.

Transport and traffic on Al-Farabi

Al-Farabi links Esentai with Dostyk Avenue and the Eastern Ring Road (VOAD), giving quick access to any part of the city outside rush hour. At rush hour the avenue is jammed. In May 2026 the city traffic department spoke openly about heavy congestion on Al-Farabi after the BRT on Timiryazev cut the capacity of the parallel street.

Dedicated bus lanes on Al-Farabi are promised for 2026, by narrowing the existing lanes. In practice, check how you get out of the courtyard. A building that only exits onto the avenue toward the center can add 15 minutes to every day.

Amenities and air quality

Within walking distance are malls, restaurants, gyms and business centers. A promenade runs along the Esentai River. International schools are a few minutes' drive up the slope.

The air is better than in most districts: according to Almaty Air Initiative, Bostandyk district had the lowest annual average PM2.5 in 2025, 22.1 µg/m³. Right by the avenue, though, car exhaust adds to it, so the side of the building matters.

Esentai for investors

This is one of the most straightforward areas for long-term rentals. According to OLX data for June 2026, a 3-room apartment in Bostandyk district rents for 313,000 ₸ a month on average, and near Esentai Mall rents are above average.

There are risks too. Developers are building a lot of premium housing, and in some projects supply may outpace demand. I choose properties that will still be scarce in five years: a good view, the quiet side, a practical layout, parking.

What I check in the Esentai area

• Noise from Al-Farabi: measured in the day and evening, plus the glazing class.
• Getting out of the courtyard and garage at rush hour.
• Monthly service and parking fees, and who manages the building.
• The developer's documents and the commissioning certificate if the building is new.
• Neighboring plots: what will be built in front of the windows.
• Restrictions on daily rentals in the building rules.
