Remizovka: club homes by the mountains, five minutes from Al-Farabi

Where Remizovka is

Remizovka climbs from Al-Farabi Avenue toward the mountains, next to Ermensai microdistrict and above Esentai Mall. In 2019 the city administration renamed it Askartau microdistrict and assigned it to Bostandyk and Medeu districts. Almost every listing still says Remizovka.

Because it straddles two districts, I check a building's district in the documents. That decides which district office (akimat) you go to for certificates and which school the address is assigned to.

Who chooses Remizovka

Families move here when they want to live by the mountains but still take the kids to international schools and get to an office on Al-Farabi without a long drive. According to the Grande Vie developer, Remizovka is about 5 minutes by car from Esentai Mall, 6 minutes from Haileybury Almaty and 4 minutes from Kazakhstan International School.

Another typical buyer here wants a large apartment with a terrace in a low-rise building instead of a penthouse in a tower.

Club residences and private plots

There are no high-rises. The typical format is a club residence of several 3–4 floor buildings with security, shared rooms and parking. One example is Grande Vie by RAMS Qazaqstan: 12 low-rise buildings with 168 apartments, completed in Q1 2024.

Around the club buildings are private houses. A private house in the gorge gives you more land and freedom, but every question about utilities and the slope falls on the owner.

How much does property in Remizovka cost

There are no fresh statistics for Remizovka, so these guides come with caveats. Krisha.kz lists a starting price for Grande Vie from 900,000 ₸ per m², but that data hasn't been updated since 2023. Arbat Real Estate experts in 2026 put Almaty's low-rise club premium at 2.5 million ₸ per m² and up in shell condition.

The Remizovka market sits between those figures. The price of a specific apartment depends on the view, terrace, floor, finishes and the building's service fees.

Access roads, winter and utilities

The gorge gives you quiet, but there are few roads up, so I check rush-hour travel time separately. In winter, the gradient of the street and the garage ramp matter, and so does who clears the snow. Public transport is sparse, and living here without a car is inconvenient.

For a private house I check gas, water, sewer or septic tank, and electrical capacity. Club buildings often have their own heating system, which needs to be factored into the fees.

Slope, seismic risk and air quality

Remizovka is above Abay Avenue, in zone 10 according to the city's mayor. Almaty's foothills are prone to landslides: Kazselezashchita, the state mudflow protection agency, counts 145 hazardous sites in the mountain part of the city, most often due to missing storm drains, leaking septic tanks and retaining walls that have never been inspected.

The air by the mountains is cleaner than in the lower city: annual average PM2.5 in 2025 was 22.1 µg/m³ in Bostandyk district and 25.8 in Medeu. In the gorge the mountain wind picks up in the evening and the smog clears sooner.

Remizovka for investors

As a rental, it's a narrow market: expat families and company executives. A tenant takes time to find but stays a long time. The percentage yield is lower than for small apartments in the city.

As a way to preserve capital, Remizovka is stronger: land by the mountains is scarce, and buyers search for ready club apartments with terraces for months. It also takes longer to sell than a city apartment.

What I check in Remizovka

• The administrative district and the land category of the plot.
• The building permit and the commissioning certificate.
• Access at rush hour and in snowfall, the gradient of the driveway.
• Utilities and heating type, the size of the fees.
• Retaining walls, drainage, the geology of the plot.
• The rules of the club building and its shared rooms.
