Where Grande Vie is located

The residence stands in the Remizovka gorge (officially Askartau microdistrict) above Al-Farabi Avenue. The developer gives the address as 2/12 Araily St, while the Krisha.kz listing says 20/1 Araily St. Before a deal, check the address against the apartment's title documents.

According to the developer, Esentai Mall is about 5 minutes by car, Haileybury Almaty 6 minutes and Kazakhstan International School 4 minutes. Check the rush-hour time yourself.

What the complex offers

It's a low-rise club format: 12 buildings of 3 floors and 168 apartments, a monolithic concrete frame, 3 m ceilings and HPL panel facades. Heating is a self-contained system, and parking is underground and surface. Apartments were handed over in shell condition (Krisha.kz data).

The developer's website shows 3 and 4-room apartments, plus layouts with terraces. The kn.kz listing site gives a range of roughly 96 to 132.6 m².

Status and prices

According to Krisha.kz the complex is commissioned; the planned date was Q1 2024. So a purchase here is either a resale or a ready apartment from the developer, without the risks of an unfinished building.

I didn't find a current public price. Krisha.kz shows a starting price from 900,000 ₸ per m², but notes itself that the data hasn't been updated since December 1, 2023. The current price of a specific apartment needs to come from listings, checked against recent deals in the building.

What I check before buying an apartment in Grande Vie

• The address and floor area in the technical passport and registry extract: whether the terrace is part of the apartment and owned by you, or common property you have the right to use.
• Fees: the self-contained heating, security, upkeep of the shared rooms. Ask for last winter's bills.
• All-in-One rules: which rooms are free, which are paid, who manages them.
• Access to the gorge at rush hour and in snowfall, the gradient of the garage ramp.
• The parking space: whether it's registered separately.
• Drainage and retaining walls on the complex's grounds, as with any property on a slope.

Who Grande Vie suits

The format is designed for families who want a low-rise building by the mountains with shared services and a quick route to Al-Farabi. As rentals, these apartments appeal to expat families and executives, but the pool of tenants is narrow and finding one takes time.
