The kn.kz specifications list the parking as above-ground, while the description mentions a two-level garage, so I confirm the format and the cost of a space separately.

As of October 26, 2026, the developer's catalog had large apartments of 203.7 to 282.2 m² left on floors 1 to 4, with a top price of 417.55 million ₸. On September 29, 2026, kn.kz showed a developer price from 1.2 million ₸ per m², other sellers from 1.1 million ₸, and individual units up to 1.75 million ₸ per m².

For comparison, the average elite-class new build in Almaty in September 2026 was 1.61 million ₸ per m² (Homsters). These are asking prices; the final price depends on negotiation, floor and view.

What I check before buying in La Verde

• The view and sunlight of the specific apartment: trees by the river and neighboring buildings block some windows.
• The parking format, the cost of a space and whether it's registered as property.
• Fees for the self-contained heating and grounds upkeep, plus winter bills.
• Rules for using the river access, pools, court and shared rooms.
• Documents: commissioning certificate, technical passport, and no encumbrances on an apartment sold by the developer.
• Drainage and retaining structures by the river and on the slope.

Who La Verde suits

Large apartments in a low-rise building by the river are designed for families who need space and quiet near the center. Ready apartments of this size in good Almaty locations are scarce, which supports resale value.

As rentals, they serve a narrow segment: expat families and executives. The percentage yield will be modest, and finding a tenant takes longer than for small apartments.
