Gorny Gigant: foothill homes near Esentai Mall

Where Gorny Gigant is

The microdistrict lies above Al-Farabi Avenue in Medeu district. The main street is Zhamakayev, the Esentai River (formerly Vesnovka) is next to it, the business corridor at Esentai Mall is below, and further up the slope are garden settlements such as Gorny Sadovod.

Many plots started out as garden plots, so the documents sometimes show old addresses and different land categories. That's the first thing I check.

Who lives in Gorny Gigant

Families choose Gorny Gigant when they want a house with a plot or a large apartment in a low-rise building but don't want to move far from the center. Many residents are business owners and expat families.

It feels quiet and suburban, yet the restaurants and offices on Al-Farabi are a few minutes away.

What housing Gorny Gigant has

Most of the area is private houses, from old garden cottages to large mansions. Low-rise complexes have appeared here and there between them.

Price per square meter in Gorny Gigant

Public prices are visible for the low-rise complexes. On September 29, 2026, kn.kz showed La Verde at a developer price from 1.2 million ₸ per m², other sellers from 1.1 million ₸, and individual apartments up to 1.75 million ₸ per m². These are asking prices.

For comparison, the average elite-class new build in Almaty in September 2026 was 1.61 million ₸ per m² (Homsters). Ready houses in Gorny Gigant are hard to compare per meter, because the land sets the price.

Slopes, landslides and seismic risk

Gorny Gigant is in seismic zone 10, like everything above Abay Avenue. The slopes of Medeu district need attention: Kazselezashchita, the state mudflow protection agency, counts 145 landslide-prone sites in Almaty's mountain area, and this district has the most.

The typical causes specialists name are a lack of storm drains, leaking septic tanks and retaining walls that have never been inspected. Before buying a house I look at the geology, the foundation, drainage and what the neighbors uphill are building.

Transport, amenities and air quality

Getting to Al-Farabi and Esentai Mall takes a few minutes, but the streets are narrow, and I always check the exit onto the avenue at rush hour. There's little public transport inside the microdistrict.

Shops and schools are mostly lower down, near Al-Farabi and in Samal. The air is cleaner than in the center: annual average PM2.5 in Medeu district in 2025 was 25.8 µg/m³ versus 46.8 in Turksib, according to Almaty Air Initiative. In winter some private houses still heat with coal, and a neighbor's chimney affects the air at your house.

Gorny Gigant for investors

For rentals, large apartments in low-rise complexes work: expat families and executives rent them. The yield is moderate, and finding a tenant can take time.

For preserving capital the area is attractive because land near the mountains is scarce. A plot with clear status, gas and good access holds its price better here than an apartment in a standard building.

What I check in Gorny Gigant

• The land category and permitted use, the state land title deed, the plot boundaries.
• The building permit for the house and its commissioning.
• Geology, foundation, retaining walls, drainage.
• Utilities: gas, water, sewer or septic tank, electricity.
• Winter access and the exit onto Al-Farabi at rush hour.
• What can be built on neighboring plots.
