Upper Dostyk, Almaty: choosing an apartment or house in the foothills
Upper Dostyk is the part of Medeu district along Dostyk Avenue above Al-Farabi, toward the Medeu gorge and Kok-Tobe. It has low-rise club buildings, cottages and elite projects with mountain views, clean air by Almaty standards and some of the highest prices in the city. The slopes require checks on the ground, retaining walls and the winter road to the house.
Where Upper Dostyk begins
There is no official microdistrict by that name. People use it for the blocks along Dostyk above Al-Farabi and further along the road to Medeu, including the slopes near Kok-Tobe and Tau-Samal. All of it is Medeu district.
The higher up the slope, the fewer high-rises and the more private houses and small club residences. Listings often just say "upper Dostyk", so I always check the pin on the map and the elevation above the avenue.
Who lives here and what they buy
Buyers in Upper Dostyk want quiet, mountain views and privacy. They're business owners, senior executives and families with children who are happy to drive into the city.
The scarcest product here, as across Almaty's premium market, is a ready 200–350 m² apartment in a low-rise building with security and parking. People search for those for months, and they sell without advertising.
Property prices in Upper Dostyk
No one publishes separate statistics for Upper Dostyk, so I give a guide for the segment. In September 2026 the average elite-class new build in Almaty cost 1.61 million ₸ per m² (Homsters). Low-rise club buildings, according to Arbat Real Estate experts, start at 2.5 million ₸ per m² in shell condition and reach 3–3.5 million ₸ renovated.
The price of a private house depends above all on the land: the plot category, slope and access. Two neighboring plots can differ several times over in price.
Slopes, landslides and seismic risk
This is the key section for anyone buying by the mountains. According to Kazselezashchita, the state mudflow protection agency, there are 145 landslide-prone sites in Almaty's mountain area, and Medeu district has the most. In February 2024 a mudslide in Tau-Samal killed a family of four. The dangerous season runs from March until the cold weather.
Specialists name the causes: no storm drains, leaking septic tanks, retaining walls on slopes that have never been inspected, and slopes cut away by roads. Everything above Abay Avenue is in seismic zone 10.
What I look at on a plot
- Engineering and geological surveys and the foundation type (building codes require piles on slopes).
- Retaining walls: who built them, whether they've been inspected, whether there are cracks.
- Drainage from the plot and the street, septic tank or mains sewer.
- Neighboring plots uphill: what's being built there and how water is drained.
Access, amenities and air quality
Living here without a car is hard. Public transport runs along Dostyk, but many houses are an uphill walk from the stop. In winter it matters whether the street is cleared and how steep the garage ramp is.
Shops, schools and business centers are lower down, in Samal and on Al-Farabi, 5–15 minutes away without traffic. The air is cleaner than in the center: annual average PM2.5 in Medeu district in 2025 was 25.8 µg/m³ versus 46.8 in Turksib. In the evening the mountain wind clears the smog sooner than in the lower city.
Is Upper Dostyk a good investment
As a rental business it's a weak option: an expensive square meter and a narrow pool of tenants. According to Global Property Guide, 3-room apartments in Medeu district yield about 6.4% gross, below the city average.
Its strength is preserving capital. There's almost no land left by the mountains, and a good ready unit holds its price. Selling an expensive property can still take 6–18 months, which you need to plan for.
My checklist for Upper Dostyk
- Land category: IZhS (individual housing construction) or garden land, whether there is a title deed and a building permit.
- The permit for the house and its commissioning, and whether the floor area matches the documents.
- Access in winter at 8 a.m. and during snowfall.
- Utilities: gas, water, sewer, electrical capacity.
- Landslide and seismic risks of the plot, the condition of retaining walls.
- Club building rules: fees, security, who manages it.

What is Upper Dostyk in Almaty?
It's an informal name for the Medeu district blocks along Dostyk Avenue above Al-Farabi, toward Medeu and Kok-Tobe. It's mostly private houses, club residences and low-rise elite projects.
How much does an apartment in Upper Dostyk cost?
There are no separate statistics. As a segment guide, elite-class new builds in Almaty averaged 1.61 million ₸ per m² (September 2026), and low-rise club buildings start at 2.5 million ₸ per m² in shell condition.
Is it dangerous to buy a house on a slope in Almaty because of landslides?
There is a risk, and it depends on the plot: the ground, drainage, retaining walls and foundation. The mountain part of the city has 145 landslide-prone sites, so before buying you need surveys and an inspection, not just a look at the house.
What seismic zone is Upper Dostyk in?
According to the mayor of Almaty in 2023, everything above Abay Street is in zone 10. That means the frame type, foundation and design documents matter more than the finishes.
Can you live in Upper Dostyk without a car?
It's hard. Buses run along Dostyk, but many houses are higher up the slope, and shops and schools are in Samal and on Al-Farabi.
Is renting out property in Upper Dostyk profitable?
The yield is modest because the square meter is expensive and the pool of tenants is narrow. People buy here to live and to preserve capital, not for a high return.
